LAP

Loan Against Property (LAP) is a safe loan which is taken to meet many needs. People take loans for business related needs, for the education of the child, for emergencies of treatment, marriage or any other personal needs. These loans are given in exchange for the properties of many banks. However, banks offer more loans against the property than other loans.

If you are planning to take a loan in lieu of property, then take care of some important things.

Before giving a loan, the bank sees some records of the person such as payment-track records and the person's repairs history. However, if you have loans already or have some liabilities, your eligibility for the second loan is reduced.

The loan from the bank is for 15 years. The papers for this loan are not too much of a hassle. However, if there is a dispute related to the property you have taken or the documents regarding the ownership of the property are not correct, the banks do not accept your loan request.

Usually, the loan (LTV) ratio is restricted to 50-60% of the market value of the property. The loan can be Rs 5 lakh to Rs 500 crore, and the term can last up to 20 years. However, no tax is available on LAP.

mahakumbh

The new moon of Magh Month is called Mouni Amavasya. This is Mahavrat based on Yoga. According to the belief that the goddess is present in the holy meeting on this day, hence Ganga baths have special significance on this day. This month has also been called pure month like Kartik. On this river, on the Ganges, the Karnabhakta people consume the Ganga by making a hut for one month.

Mythological reference.

Another story also comes in the context of bathing in the Sangam, that is the story of Sagar Manthan. According to the legend, when Lord Dhanvantri came out with Sagittar Manthan in the form of Amrit Kalash, at that time, the tension started for the nectar in the deities and fight started to take the Amrit , and some drops of nectar dropped at Allahabad, Haridwar, Nasik, and Ujjain. This is the reason how you get the benefits of soul purification by bathing on the rivers here.

If this date falls on Monday, then its importance increases. If there is a Monday and a great mahakumbh also there,  then its significance becomes multiplied. It is said in the scriptures that in the Sat Yuga that the virtue that you get by tapa, by devotion to God in Dwapar, by knowledge in Treta, by donation in Kali Yuga, but Sangham Bath in Magh Month will always be auspicious in every age. On this date, after the bath in holy rivers, you should donate food, clothing, money, cattle, land, and gold whatever you desire according to your wishes. On this day 'til' donation is also said to be excellent. This date is also known as Mouni Amavasya, which means, Moun Amavasya. Since this fast one has to follow the silence throughout the day, therefore it is called fast based on yoga.  It is best to keep silent on this date If possible, do not take any bitter word from your mouth. This date is the worship of Lord Vishnu and Shiva Ji both. In fact, both Shiva and Vishnu are the same, who take two forms for the welfare of the devotees, this is mentioned by God Himself. On this day in Peepal, worship peepal tree and donate deep.  Those who are unable to fast on this day,  eat sweet food.

dev

Kapil Dev born on January 6 1959 in Chandigarh is Indian cricketer and the highest pace bowler  in India's crciket history. He is the only cricket player who has scored more than 5000 runs and took over 400 wickets in test cricket.

Kapil Dev made his first cricket debut for his state, Haryana. He joined the Indian National Team in a test series against Pakistan between 1978 and 1979. Although his total of seven wickets over three matches  was not the most spectacular debut, Dev played with great energy, with an impressive delivery of outswingers and an aggressiveness that Indian cricket had not seen for a long time. Dev was actually the first genuine fast bowler in India and he led the bowling attack in India for the next two decades. He finished his testing career with a record of 434 wickets in 131 test matches (this record was broken in 2000 by Courtney Walsh of Jamaica), including 23 five wickethaul.

He took 253 wickets in 225 one-day internationals. Kapil Dev also made a mark as a right-handed middle-order batsman. In a test series against the West Indies from 1978 to 1979, he not only took seven wickets in the fourth test, but also scored 126 runs in the fifth test to help India win the series. His attacking game, often peppered with enormous boundaries (hits crossing the boundary of the field), helped him to score 5,248 runs in 131 tests (including 8 centuries and 3,783 runs in 225 one-day internationals (with one century).

In 1983 Kapil Dev was appointed Captain of the Indian national team. He downplayed strategy as a leader and led by example. This was best seen in the prudential cup of 1983, when he almost alone helped to defeat Zimbabwe by 175 (its 175 runs were a career high). Inconsistent performance however led to his relief from the captaincy shortly after the victory. In 1984, he was even briefly dropped from the side.

However, Kapil Dev played for India several match-winning innings. The most famous of these are his "5 for 28 "(taking five wickets while only giving 28 runs) against Australia to win the 1981 Melbourne Test in India; taking nine wickets against the West Indies in 1983; scoring 119 out of 138 balls to save India from a test defeat against Australia in 1986; and slamming four consecutive six.  He was only the second cricket player to claim 400 wickets and broke the 431 wickets record of Richard Hadlee in 1994.

Kapil Dev retired in 1994 and had a short but unsuccessful ten-month spell as the Indian national team's coach from October 1999 to August 2000. In 1999, he was involved in a match-fixing controversy that led to his departure from coaching, but was later cleared of all charges following an investigation by the Central Investigation Bureau. From 2006 to 2007, he served as Chairman of India's National Cricket Academy but was forced out when he became an executive in the privately funded upstart India Cricket League. He left the ICL in 2012 and returned to India's Cricket Control Board (BCCI),

Kapil Dev was honored with two of the highest civil honors in India: Padma Shri (1982) and Padma Bhushan (1991). He was named the Indian Cricket of the Century in 2002 and was admitted to the Hall of Fame of the International Cricket Council in 2009.

Things to keep in mind while photographing

Illumination: The secret of good photos is hidden in good light. Very bright light is not perfect for bright sunlight, while the dim light will be bad for landscape photography. The one whose photo is to be pulled, his face is towards the light. It would be better not to have direct light on the face. While taking photos at the open space, the sun should be towards your back. Choose the time of day when the lights are neither too fast nor too little.

Frame composition: The second important thing to take care of frame composition while taking photos. Make sure there are not too many things in the frame. This will distract from the main theme of the photo. Also, keep in mind that which angle will fit according to the scene. Try those other unnecessary things like electric wires are not captured in the photo. Notice that some things are not spoiling the beauty of your frame and also see what makes the photo more beautiful. As the frame can be enhanced by keeping flowers in the background.

Law of Third: The third main thing is called 'law of third', that is, always split the frame into three parts with the help of vertical and parallel lines and place the main elements of the photo where the lines are cutting each other. Do not put a single character in the center. The characters look good in the right and left parts of the center.

Beautifying elements: Find such symmetries, curves, textures, and colors that can create a special thing in your photo. These elements can increase the beauty of your photo. For example, the wood texture looks beautiful in the background of the portrait.
